A legal description of the Preliminary Plat area. Include metes & bounds description to the section line of all adjacent roadways stamped & signed by a registered professional land surveyor with a calculated closure sheet & a map showing the boundaries of the legal description.
A copy of your Deed and Affidavit of Legal Interest for all interested parties. A link to the Affidavit of Legal Interest form provided at end of application. NOTE: Original Affidavits of Legal Interest(s) must be mailed with payment after receipt of Completeness Letter.
A letter of intent indicating reasons and details for Preliminary Plat.
Form must be signed by the applicant/agent. A link to the Commitment of Property Posting form provided at end of application.
If Preliminary Plat includes 100 lots or more a Traffic Impact Study must be provided. Should the TIS file be to large to upload directly, please provide a Dropbox link in the following area provided.
A letter from Ada County Engineer with the Subdivision name reservation. (NOTE: A name change needs to be submitted & approved by the Planning & Zoning Commission and Ada County Engineer.)
A landscape plan for subdivision entrances, buffers, common areas, etc.
Please provide the complete Neighborhood Meeting Certification.
A 24" x 36" Preliminary Plat drawing on quality paper, drawn to scale of 1 to 100' or more. The following information shall be contained therein: 1) Topography at two (2) foot intervals. 2) Land use: Locations, layouts, types & dimensions (Residential, Commercial, Industrial, etc. 3) Street Right-of-Way: Dimensions of right-of-way dedication for all roadways, street sections, improvements, etc. 4) Easements/Common Space: Utility easements, parks, community spaces. 5) Lot layouts & dimensions. 6) Preliminary Improvement Drawing: Show water, sewer, drainage, electricity, irrigation, telephone, natural gas, proposed street lighting, proposed street names, proposed subdivision name, fire hydrant placement, storm water disposal, underground utilities, & sidewalks.
